Hi, I'm Brad. I'm not a vulture.

Most people who call me are dealing with something heavy. My job is to explain the process and let you decide. A cash proposal is usually below full retail value. Speed and certainty cost something — I'll say that out loud.

The four steps

  1. You call, text or send the address. Use the form on /real-estate, call or text 331-422-3828, or email [email protected]. I'll get back to you within 2 hours. We talk for about 10–15 minutes about the house, title and what you need.
  2. I come see it once. No cleaning, no repairs, no staging. Belongings can stay. I look at condition so I can price repairs and risk — not so I can hand you a punch list.
  3. You get a written cash offer within 24 hours of our first visit or meeting. Nothing is binding until both sides sign a written agreement.
  4. A title company closes the sale. You pick the closing date, including a later date if you need time to move.

What you typically don't have to do

  • Remodel, paint or stage for me
  • Host open houses or showings
  • Empty every closet (take what matters; we can handle the rest)
  • Pay me an upfront fee to look at the house

When listing wins

I'd rather lose the deal than talk you into the wrong path.

  • The house is in good shape and shows well
  • You can wait through showings and a buyer's loan
  • You aren't facing a hard court, lender or tax deadline
  • A local agent's net sheet (after commission and likely repairs) still beats a cash proposal by enough that the wait is worth it

If that's you, call a good agent. If you want a second opinion on the cash side anyway, I'm happy to put a proposal in writing so you can compare.

Who closes — and who we are

A title company handles the closing. You can have your own attorney.

Questions about the process

Is a cash proposal the same as a binding offer?

Think of the first written number as a proposal so you can compare options. Nothing is final until both sides sign a written agreement. Your attorney can explain the contract terms.

How fast do you reply?

Within 2 hours when you call, text or send the form.

How fast can we close?

Once title is clear, on the date you pick. Probate, liens or payoff deadlines can change timing — I'll flag that early.

Do you buy as-is in Kane County towns?

Yes. I buy as-is in towns across the Fox Valley. See my local pages for Aurora, Elgin (Kane side), Carpentersville, St. Charles, South Elgin and Geneva.

What if I'm behind on the mortgage or taxes?

Talk with a HUD counselor or Illinois attorney first if foreclosure is involved. Unpaid taxes are often cleared at closing; if taxes were already sold, get legal advice before signing. More answers on the FAQ.

Where do I send my address?

Request a cash proposal on /real-estate, call or text 331-422-3828, or email [email protected].

Ready when you are

Call or text 331-422-3828, email [email protected], or use the form at #offer-form. I'll get back to you within 2 hours.

This page is general information, not legal, tax or financial advice. Every proposal depends on the property, its title and a written agreement signed by both sides. Talk with an Illinois attorney or CPA about your situation.
