I'm Brad Esposito, and I run Family Property Buyers with my family from St. Charles. I buy houses in Sugar Grove directly from the people who own them. One visit, one written offer within 24 hours of our first visit or meeting, and then it's your call.
Some Sugar Grove homes are a better fit for a traditional listing. When I think that's true of yours, you'll hear it from me.
The village's Moving / Closing page is unusually direct. It says Sugar Grove is not home rule and does not have transfer stamps, and that at this time no inspections are required for closings.
To close out your village account, the village takes moving-out information online or at 630-391-7202.
Not every Sugar Grove mailing address is inside the village, and not every village parcel is in Sugar Grove Township. I check the parcel before anything else.

The village's Moving / Closing page currently says no inspections are required for closings. ATG's table also lists no pre-transfer inspection.
No. The village says it isn't home rule and doesn't have transfer stamps. State and county transfer taxes are separate and still apply.
Yes, once someone has the legal authority to sign. If the house goes through probate, the court appoints a personal representative, and the case is filed in the county where the owner last lived. Kane County probate is heard at the Kane County Courthouse, 100 S. Third St., Geneva. Your attorney confirms who can sign.
Usually, yes. Illinois Legal Aid Online explains that a lease doesn't usually end just because a privately owned building is sold; the new owner takes over as landlord, including any security deposits. Some written leases let the landlord end the lease on a sale, so bring yours when we meet. Different rules apply to subsidized housing.
Start with a HUD-approved housing counselor. Counselors give advice on defaults and foreclosures, often at little or no cost. The Consumer Financial Protection Bureau's online tool finds HUD-approved agencies by ZIP code, and its phone line is 855-411-2372. Talk with a counselor before you sign anything with anyone, including me.
Family Property Buyers is a small, family-run buyer working out of St. Charles. My full process, start to finish, is written out on how it works.
