Selling an Aurora house: where I fit in

I'm Brad Esposito with Family Property Buyers, a family company in St. Charles. I buy Aurora homes from owners directly, on either side of the Fox. After one walkthrough, you get a written offer within 24 hours of our first visit or meeting.

If an agent could likely get you a meaningfully better result, I'll be upfront about that. My offer is one option to compare, not the only one.

Four counties, one city: find your county first

The City of Aurora lists four counties within its limits: DuPage, Kane, Kendall and Will. Your county decides who assesses the house and who sends the tax bill, so it's the first thing I look up.

If your parcel is inAssessment starts with
Kane CountyYour Kane township assessor (Aurora Township: 80 N. Broadway)
Kendall CountyYour Kendall township assessor (Oswego Township: 99 Boulder Hill Pass, Montgomery)
DuPage or Will CountyThat county's township assessor

The city also counts six school districts inside its limits: East Aurora 131, West Aurora 129, Indian Prairie 204, Batavia 101, Oswego 308 and Kaneland 302. If you list instead, buyers will ask which one serves your street.

Aurora's city transfer tax

Aurora charges its own city real estate transfer tax, $3 per $1,000 of the sale price. Your title company handles it at closing.

A little Aurora history behind the nickname

The city's own history says Joseph McCarty built the first campfire in April 1834 on the island that is now downtown Aurora, and the settlement took the name Aurora when its post office opened in 1837. The "City of Lights" nickname comes from Aurora being the first city in the United States to use electric lights to light the entire city.

A lot of Aurora's older housing sits close to that river core, while newer subdivisions spread east toward Route 59 and west past Orchard Road, the boundaries the city itself describes.

Aurora calls I get most often

  • Inherited houses. I coordinate with the estate's attorney, who confirms who can sign.
  • Open city accounts or code fines. We buy as-is: no showings, no repairs needed.
  • Landlords who want out. Share the lease with me, and I'll explain how tenants affect a sale.
  • Parents moving into care. See selling a home to pay for senior care.
  • Behind on the mortgage. Please speak with a HUD-approved housing counselor before you commit to anything.

Aurora questions

Do you buy in the DuPage, Kendall and Will parts of Aurora?

Yes. I buy anywhere in Aurora. The county mainly decides which offices handle your assessment and tax bill, and I look it up for every address.

Can I sell my Aurora house with code violations or open city fines?

Yes. We buy as-is: no showings, no repairs needed. Aurora wants open city accounts, like code fines and water bills, cleared before a sale closes, so tell me early what's open, and I'll plan around it. Your title company handles the city paperwork.

Can I sell an inherited house in Aurora?

Yes, once someone has the legal authority to sign. If the house goes through probate, the court appoints a personal representative, and the case is filed in the county where the owner last lived. Kane County probate is heard at the Kane County Courthouse, 100 S. Third St., Geneva. Your attorney confirms who can sign.

Can I sell my Aurora rental with tenants still living there?

Usually, yes. Illinois Legal Aid Online explains that a lease doesn't usually end just because a privately owned building is sold; the new owner takes over as landlord, including any security deposits. Some written leases let the landlord end the lease on a sale, so bring yours when we meet. Different rules apply to subsidized housing.

I'm behind on my mortgage in Aurora. Where do I start?

Start with a HUD-approved housing counselor. Counselors give advice on defaults and foreclosures, often at little or no cost. The Consumer Financial Protection Bureau's online tool finds HUD-approved agencies by ZIP code, and its phone line is 855-411-2372. Talk with a counselor before you sign anything with anyone, including me.
