Selling a house in Geneva: what I actually do

I'm Brad Esposito. My family's company, Family Property Buyers, buys houses directly from Geneva owners. The people who call me are usually handling an estate, a house that needs more than they want to take on, or a move with a date they can't change.

Here's the short version. I walk through the house once, then hand you a written offer within 24 hours of our first visit or meeting. Asking for that offer commits you to nothing. If I think the open market would pay you clearly more, I'll say so and point you toward a listing agent.

Geneva runs its own electric and water. Plan for that at closing

Most towns in the area leave electricity to a utility company. Geneva is different: the city itself provides and bills electric, water and wastewater service inside city limits. One exception surprises people. Homes in the Mill Creek subdivision sit outside the city boundary, and the city doesn't serve those addresses.

For a seller inside the city, the practical step is the Residential Stop Service form from the Finance Department. It asks for your closing date and utility account number. The form says the city needs two business days to get a final read, and it can't go back in time to take one. So file it as soon as you know your closing date.

Is your house in the Geneva Historic District?

Geneva's Historic Preservation Commission reviews any project that needs a building permit and changes the exterior of a property in the Historic District or a designated landmark. The city's HPC application lists the kinds of street-visible work that go through review: new construction, demolition, signs, exterior lighting, fences, site changes and roofing. Commission approval comes first; the Building Division reviews the permit after that.

Not everything needs a hearing. The city's review chart treats repainting surfaces that were already painted, in any color, as exempt maintenance. When I price a house in the district, I count the review time into my plan for the exterior.

Geneva offices you may deal with when you sell

  • Geneva Township assessor, 400 Wheeler Dr. Your first call if the assessed value on your bill looks wrong.
  • Kane County Supervisor of Assessments, 719 S. Batavia Ave., Building C, on the county campus in Geneva.
  • City Finance Department for the stop-service form and final utility read.

The Kane County Courthouse in Geneva also shows up on the city's list of historic landmarks. If probate, a foreclosure or a divorce case is part of your sale, an Illinois attorney can tell you which office handles which piece.

What brings Geneva owners to me

  • A parent's house, an executor who lives elsewhere. I coordinate with the estate's attorney, who confirms who has authority to sign.
  • A district home with an exterior list that keeps growing. Some owners would rather hand the HPC process to the next owner.
  • A rental you're finished managing. Tell me about the lease first; whether tenants can stay depends on its terms.
  • A parent moving into care. My guide to selling a home to pay for senior care covers the options. Selling to me is only one of them.
  • Mortgage trouble. Before anything else, call a HUD-approved housing counselor. Sometimes keeping the house is realistic.

Geneva questions I hear

My mailing address says Geneva, but I'm in Mill Creek. Does the city utility step apply?

No. The city says Mill Creek is outside Geneva's boundaries and it doesn't serve those addresses, so your utility close-out runs through whoever provides your service. I check this first for any Geneva address.

How much notice does Geneva need for the final meter reading?

Two business days, according to the city's residential stop-service form, and the city can't back-date a read. Put your closing date on the form as soon as you have one, and include a forwarding address for any refund.

Do I need commission approval to repaint a house in the Historic District?

The city's review chart lists repainting previously painted surfaces as exempt, regardless of color. Other exterior work can need review, so check with the city's preservation planner before starting anything bigger.

Do you only buy older homes near downtown?

No. I look at houses anywhere in Geneva, from the district to the newer subdivisions. What changes from house to house is the work involved, not whether I'll come take a look.

Can I sell an inherited house in Geneva?

Yes, once someone has the legal authority to sign. If the house goes through probate, the court appoints a personal representative, and the case is filed in the county where the owner last lived. Kane County probate is heard right here in Geneva, at the Kane County Courthouse, 100 S. Third St. Your attorney confirms who can sign.
