I'm Brad Esposito of Family Property Buyers, a family business in St. Charles. I buy North Aurora houses from their owners directly. You'd meet me at the house, I'd see it once, and you'd get a written offer within 24 hours of our first visit or meeting.
You decide what happens next. If your place would likely sell for noticeably more through an agent, I'll tell you that plainly.
The village's own history says North Aurora began as Schneider's Crossing. John Peter Schneider settled with his family on the east side of the river, on a hill near where Village Hall stands today, and a dam built in 1837 powered his mill. About 300 people lived in town around 1900, and North Aurora incorporated as a village in 1905. The 2020 Census counted 18,261 residents.
Village Hall is still on the east bank at 25 E. State St. Water billing runs through the village, so that address comes up when you're closing out your account.

North Aurora crosses a lot of lines for its size. The village's welcome packet lists four townships serving residents: Aurora, Batavia, Blackberry and Sugar Grove. Which one you're in decides which township assessor to call about your assessment.
The village's school-district map shows three districts inside its boundary: West Aurora 129, Batavia 101 and Kaneland 302. Buyers who list with an agent often price by school district, so it's worth confirming which line your street falls on.
North Aurora homeowners pay two separate sewer-related charges, and both need attention at closing:

It depends on the parcel. North Aurora is split among Aurora, Batavia, Blackberry and Sugar Grove townships. Your tax bill or the Kane County assessment site shows which one applies, and I check it for every address I look at.
The village says its sewer maintenance fee pays for the village's own sewer lines, while Fox Metro bills for treating the wastewater. When you sell, plan to settle both accounts.
No. ATG's municipal table lists no North Aurora village transfer tax. State and Kane County transfer taxes still apply, and your title company handles them.
Yes, once someone has the legal authority to sign. If the house goes through probate, the court appoints a personal representative, and the case is filed in the county where the owner last lived. Kane County probate is heard at the Kane County Courthouse, 100 S. Third St., Geneva. Your attorney confirms who can sign.
Start with a HUD-approved housing counselor. Counselors give advice on defaults and foreclosures, often at little or no cost. The Consumer Financial Protection Bureau's online tool finds HUD-approved agencies by ZIP code, and its phone line is 855-411-2372. Talk with a counselor before you sign anything with anyone, including me.
