I'm Brad Esposito. Family Property Buyers is my family's company, based a short drive south in St. Charles. I buy South Elgin houses and townhomes from the owners directly: I look at the place once, then hand you a written number you can take your time with.
If an agent would likely get you more for your home, I'll tell you that too.
The village's own history page tells it this way: by 1835 a small Fox River settlement called Clintonville had a blacksmith shop, flour mills and a quarry. The post office took the name South Elgin in the mid-1880s, and the Village of South Elgin incorporated on April 20, 1897. The same page describes an explosion of development in the 1990s.
The Fox River Trolley Museum is in South Elgin as well.
South Elgin is split between Elgin Township and St. Charles Township, so your assessor depends on the parcel: Elgin Township at 729 S. McLean, Suite 100, or St. Charles Township at 1725 Dean St.
Schools split as well. Part of the village is in St. Charles District 303, whose Corron Elementary sits at 455 Thornwood Way in South Elgin. Buyers ask about this right away, so I check the boundary for your address before we talk numbers.
South Elgin's code requires the owner to register a vacant dwelling within 30 days of it becoming vacant, with a $50 fee, renewed every year while it stays vacant. Within that same window the owner has to secure the house and carry at least $300,000 in liability insurance.
That catches heirs and out-of-town owners off guard. If you're holding an empty South Elgin house, it's worth knowing before the 30 days run out.
Elgin Township or St. Charles Township, depending on the parcel. I look it up from the PIN.
The village expects vacant dwellings to be registered within 30 days, secured and insured. If that hasn't happened, start there; it doesn't stop a sale.
No. ATG's municipal table lists no village transfer tax for South Elgin (that entry was last updated in 2017). State and county transfer taxes still apply, and your title company handles them.
Yes, once someone has the legal authority to sign. If the house goes through probate, the court appoints a personal representative, and the case is filed in the county where the owner last lived. Kane County probate is heard at the Kane County Courthouse, 100 S. Third St., Geneva. Your attorney confirms who can sign.
Start with a HUD-approved housing counselor. Counselors give advice on defaults and foreclosures, often at little or no cost. The Consumer Financial Protection Bureau's online tool finds HUD-approved agencies by ZIP code, and its phone line is 855-411-2372. Talk with a counselor before you sign anything with anyone, including me.
