Who's writing this guide?

I’m Brad Esposito with Family Property Buyers in St. Charles. I buy empty houses across Kane County, including ones that have sat for a while. Here’s what I’d want you to know before you decide.

Does your town make you register an empty house?

Some Kane County towns do. South Elgin’s Vacant Dwelling Registration page says owners must register a vacant dwelling within 30 days, with a $50 fee that renews each year (checked October 23, 2026).

Elgin’s Vacant Building Registration Form lists a $210 annual registration fee and a $525 inspection fee (checked October 23, 2026). It also says the city won’t issue a real estate transfer stamp until a city inspector has done an interior inspection and the fees are paid. Both towns also set insurance and upkeep rules, so read your town’s page. Other towns have their own rules, so call your city or village hall.

How do you keep it safe while it sits?

Keep the heat on in winter and check on the house often. Tell your insurance agent the house is empty and ask how your policy handles that. Keep paying the property taxes; the bill comes from the Kane County Treasurer whether or not anyone lives there.

What if the owner has died?

Someone needs the legal authority to sign before a sale can close. That’s often an executor or administrator appointed in probate at the Kane County Courthouse, 100 S. Third St., Geneva. Illinois Legal Aid Online explains the terms, and our inherited house guide covers the steps.

Which offices matter?

Taxes go to the Kane County Treasurer, 719 S. Batavia Ave., Geneva. Your township assessor is on the Kane County township assessor list. Registration and code questions go to your city or village.

What if selling is the cleaner path?

You don’t have to clean it out or fix it up first.

We buy as-is: no showings, no repairs needed. Selling directly to us means you don’t list with an agent.

We can often cover closing costs. Every cost explained up front, before you sign anything.

How do you check out any cash buyer before you sign?

  • Get the offer in writing. It should show the price and who pays which costs.
  • Read the whole contract. Ask about any line you don’t understand before you sign.
  • Have your own attorney. An Illinois real estate attorney can review the contract for you.
  • Check that the business is registered. You can look it up on the Illinois Secretary of State business search.
  • Don’t pay upfront fees. You shouldn’t have to pay anyone just to sell your house.
  • Ask about your right to cancel. Illinois law gives owners behind on a mortgage or taxes extra protections in some sales. An attorney can tell you what applies to you.

This is general information, not legal advice. Talk to an Illinois attorney about your situation.

What happens if you reach out to us?

  4. If you say yes, we close on your timeline.

What do owners of empty Kane County houses ask me?

Do I have to register a vacant house in Kane County?

It depends on the town. South Elgin and Elgin both require it, with their own fees and rules. Call your city or village hall.

What does Elgin require for a vacant building?

Elgin’s registration form lists a $210 annual fee and a $525 inspection fee. The city won’t issue a transfer stamp until the interior inspection is done and fees are paid.

Can I sell a vacant house as-is?

Yes. We buy as-is: no showings, no repairs needed. You don’t need to clean it out first.

The empty house was my parent’s. Who can sign?

Someone with legal authority, often an executor or administrator appointed in probate. A probate attorney can tell you what applies.

Do I still pay property taxes on an empty house?

Yes. The Kane County Treasurer bills the property whether or not anyone lives there.
