I’m Brad Esposito with Family Property Buyers in St. Charles. If you’re behind on DuPage County property taxes, call the Treasurer’s office first, not me. Here’s what I’d want you to know.
From the Treasurer’s Tax Sale Information page:
Oct. 2, 2026: parcels still delinquent go on the list for newspaper publication, which runs the week of Oct. 12.
Nov. 2, 2026: a $10 publication and certified-mailing cost is added. After Nov. 2, the Treasurer takes only cashier’s check, cash or money order.
Nov. 18, 2026, 4:30 p.m.: the total amount due must be received.
Nov. 19, 2026 (and Nov. 20 if needed): the sale is held in the auditorium at 421 N. County Farm Road, Wheaton.
It doesn’t hand over your house that day. The Treasurer explains that tax buyers bid on the interest rate you’ll be charged, and the lowest bidder pays your unpaid taxes. The Treasurer compares it to a loan and says it isn’t reported to credit agencies. You then have a redemption period to pay back the sold taxes plus interest and fees. Its length depends on your property, so get your exact deadline from the County Clerk.
Redemption runs through the DuPage County Clerk, not the Treasurer. Call 630-407-5500 for an Estimate of Redemption. The Clerk’s Tax Redemption page lets you look up figures online by your 10-digit PIN, updated nightly. It also says the tax buyer may add charges between six months and 30 days before the redemption period ends, so the amount can go up. Don’t wait for the last month.
The Treasurer lists Financial Resources for Homeowners and a Senior Citizens’ Real Estate Tax Deferral Program. Ask the Treasurer’s office which programs fit you and what the deadlines are. Illinois Legal Aid Online explains unpaid property taxes in plain language.
If paying the taxes and keeping the house isn’t realistic, a sale can pay unpaid or sold taxes at closing. The title company confirms the exact amounts. Selling before the redemption period ends can leave you more say in how and when you move. Talk to the County Clerk and an attorney about your deadline first.
If you decide to sell, the house can stay as it is.
We buy as-is: no showings, no repairs needed. Selling directly to us means you don’t list with an agent.
We can often cover closing costs. Every cost explained up front, before you sign anything.
This is general information, not legal advice. Talk to an Illinois attorney about your situation.
