Who's writing this guide?

I’m Brad Esposito with Family Property Buyers in St. Charles. If you’re behind on taxes on a Cook County Elgin home, call the Cook County Treasurer first, not me. Here’s what I’d want you to know.

Is your Elgin home in Cook County or Kane County?

Elgin is split between Kane and Cook counties. The Cook County part is in Hanover Township, which the Cook County Assessor lists as its own township. Your tax bill shows which county you’re in. If it’s a Cook County bill with a 14-digit PIN, the Cook County offices below apply. If it’s Kane, see our Kane County property tax guide.

When is the next Cook County tax sale?

The Cook County Treasurer says it anticipates the next Annual Tax Sale in December 2026, delayed from August 2025 under Public Act 104-0460. The exact schedule hasn’t been posted yet; the sale is expected December 2026. At the Annual Tax Sale, delinquent taxes for the prior tax year, plus interest and penalties, are offered to tax buyers.

What if your taxes were already sold?

The Treasurer’s page for owners whose taxes were sold says redemption goes through the Cook County Clerk. You order an Estimate of Redemption and pay that bill. Do it as quickly as you can, because waiting can add interest and costs. See the Cook County Clerk for redemption.

What if you think the sale was a mistake?

The Treasurer describes a sale-in-error request for limited reasons, like taxes paid before the sale or a double assessment. It says not getting the certified-mail notice isn’t one of them. Sale-in-error requests go to the Cook County Treasurer. The Treasurer says it can’t give legal advice and tells owners to get their own attorney.

When does selling make sense?

If paying the taxes and keeping the house isn’t realistic, a sale can pay unpaid or sold taxes at closing. The title company confirms the exact amounts. Talk to the Cook County Clerk and an attorney about your deadline first.

What if selling is the cleaner path?

If you decide to sell, the house can stay as it is.

We buy as-is: no showings, no repairs needed. Selling directly to us means you don’t list with an agent.

We can often cover closing costs. Every cost explained up front, before you sign anything.

How do you check out any cash buyer before you sign?

  • Get the offer in writing. It should show the price and who pays which costs.
  • Read the whole contract. Ask about any line you don’t understand before you sign.
  • Have your own attorney. An Illinois real estate attorney can review the contract for you.
  • Check that the business is registered. You can look it up on the Illinois Secretary of State business search.
  • Don’t pay upfront fees. You shouldn’t have to pay anyone just to sell your house.
  • Ask about your right to cancel. Illinois law gives owners behind on a mortgage or taxes extra protections in some sales. An attorney can tell you what applies to you.

This is general information, not legal advice. Talk to an Illinois attorney about your situation.

  4. If you say yes, we close on your timeline.

What do Cook County Elgin owners ask about back taxes?

Which county is my Elgin house in?

Check your tax bill. Elgin is split between Kane and Cook counties. The Cook County part is in Hanover Township.

When is the next Cook County tax sale?

It’s expected December 2026, per the Cook County Treasurer. Watch the Treasurer’s site for the exact schedule.

Where do I redeem sold Cook County taxes?

Through the Cook County Clerk. Order an Estimate of Redemption, then pay it. The Cook County Clerk’s website explains how.

Is not getting the tax notice a reason to undo a tax sale?

No. The Cook County Treasurer says failure to receive notice isn’t grounds for a sale-in-error.

Can I sell my Elgin house if my taxes were sold?

Often, yes, during the redemption period. Sold taxes are usually paid from the sale at closing. Talk to the Clerk and an attorney first.
