Yes. We buy houses as-is in Woodridge. Before the Village issues its transfer stamp, it wants an inside final water read scheduled, Village debts paid and a deposit toward the final water bill. You don’t need to fix or clean anything first.

Yes. Village code (section 3-2-5) sets the tax at $2.50 for every $1,000 of value, or fraction of $1,000, and puts the primary liability on the seller. The Village’s stamp instructions give an example: a $199,300 sale rounds to $200,000, so the tax is $500. For stamp questions, the Village’s transfer stamp page lists (630) 719-4909 and [email protected].
The instructions list a Village transfer tax declaration signed by the seller or agent (it must include the buyer’s former address), the state PTAX-203 or MyDec declaration or the first page of the contract, the original deed or a copy, and the legal description. Stamps can be affixed to an original deed; with only a copy, the Village issues a hand-carry stamp instead. The instructions also ask you to tell staff if the property is a foreclosure.
The instructions say an inside final water read must be scheduled before a stamp is issued, unless the water bill is paid through an association. Any outstanding water balance, parking tickets or other liens must be paid, and the Village collects a deposit toward the final water bill: $200 or the highest bill over the last 6 cycles, whichever is higher. Village code (3-2-5) says the deposit is applied to that final bill.
Village code (3-2-5) says no stamp issues until all debts owed to the Village for the parcel are paid, and the Finance Director won’t issue a stamp without a compliance release from Community Development. That release confirms there are no open building permits, inspection fees, property maintenance fines or liens, or zoning entitlements due. If you have an old open permit, it’s worth asking about early. The stamp instructions also list a $100-per-month late penalty for stamps not bought on time after the title transfers.
Some transfers are exempt under state law. The Village keeps a separate exempt stamp form and instructions in its document center, alongside a form to request a refund of transfer tax.
Most of Woodridge is in DuPage County, and part is in Will County. For DuPage parcels, the DuPage County Treasurer collects property taxes and runs the annual tax sale, the county’s township assessor directory shows your township assessor, and the DuPage County Recorder’s FAQ explains recording. For a Will County parcel, the Will County Treasurer and Recorder handle those steps.
Yes. We buy 2 to 4 unit buildings as well as single-family houses, as-is. If the building has tenants, tell me about the leases when we talk, and talk to an Illinois attorney about what the leases require before you sign anything.
Here’s an honest comparison:
If listing is the better choice for your house, I’ll tell you.
You don’t have to fix anything first.
We buy as-is: no showings, no repairs needed. Selling directly to us means you don’t list with an agent.
We can often cover closing costs. We explain every cost up front, before you sign anything.
This is general information, not legal advice. Talk to an Illinois attorney about your situation.
