A sheriff’s sale isn’t the last step. The Will County Sheriff’s Office says every foreclosure sale is subject to court confirmation, and ownership doesn’t change until a judge signs an order. Call an attorney or housing counselor now.

I’m Brad Esposito with Family Property Buyers in St. Charles. If a sale date is set on your house, the first call is to an attorney or a housing counselor, not to me. Here’s what I’d want you to know.
The Sheriff’s Office acts as the court’s auctioneer for foreclosure sales. Its Foreclosure Sale Information page says sales are held every Thursday, except holidays, at 12:00 p.m. at the Will County Courthouse, 100 W. Jefferson St., Joliet. Bidders register before the sale, bring certified funds for 10% of the bid, and pay the balance within 24 hours.
Confirm the time and room for your case with the Foreclosure Section at 815-727-8601 or [email protected].
The Sheriff’s FAQ page says a sale date is set by the court’s auctioneer after it receives a certified copy of the Judgment of Foreclosure. The Upcoming Sales List shows scheduled sales. The FAQ says everything else comes from the plaintiff’s attorney or the public court file, which the Will County Circuit Clerk keeps.
The Sheriff’s Office says sales are subject to confirmation by the Twelfth Judicial Circuit Court, and ownership doesn’t change until a confirmation hearing is held and a judge signs an order. What rights you still have before or at that hearing depends on your case. Only an attorney can tell you that. Will County civil cases are heard at the Will County Courthouse, 100 W. Jefferson St., Joliet.
A HUD-approved housing counselor can review your options and talk to your lender at no cost. Illinois Legal Aid Online explains Illinois foreclosure and lists legal help. Call now. Time matters once a sale date is set.
Sometimes, if a closing can happen first. A sale can pay off the loan at closing, and the title company confirms the payoff. Your attorney can talk to the lender’s attorney about the sale date. Talking with me doesn’t pause or stop the foreclosure case or the sale. Keep working with your counselor and your attorney.
If you decide to sell, the house can stay as it is.
We buy as-is: no showings, no repairs needed. Selling directly to us means you don’t list with an agent.
We can often cover closing costs. Every cost explained up front, before you sign anything.
This is general information, not legal advice. Talk to an Illinois attorney about your situation.

Not that day. The Sheriff’s Office says ownership doesn’t change until a confirmation hearing and a judge’s order. Talk to an attorney about your rights before that hearing.
Check the Will County Sheriff’s Upcoming Sales List. The plaintiff’s attorney and the public court file have the other details.
