A sheriff’s sale isn’t the last step. In Illinois, a judge has to confirm a foreclosure sale before it’s final. Call an attorney or a housing counselor now.

I’m Brad Esposito with Family Property Buyers in St. Charles. If a sale date is set on your house, the first call is to an attorney or a housing counselor, not to me. Here’s what I’d want you to know.
The Kane County Sheriff’s Office conducts foreclosure sales after the court enters a judgment. Sale dates, times, location and bidding rules are set by the Sheriff’s Office for each case. Confirm yours with the Sheriff’s Foreclosure Division at 630-208-2013, or with the plaintiff’s attorney.
In Illinois, a foreclosure sale isn’t final until a judge confirms it at a hearing (Illinois Legal Aid Online). Kane County foreclosure cases are heard in the Sixteenth Judicial Circuit’s Foreclosure Court in Geneva, which also offers hearings by Zoom. What rights you still have before or at that hearing depends on your case. Only an attorney can tell you that.
The Kane County Circuit Clerk’s Online Court Records let you search by name or case number. The Clerk says names must be spelled exactly as they appear in its system. Your case file and the plaintiff’s attorney have the sale details.
Kane County’s court-run foreclosure mediation program has ended (16th Judicial Circuit Local Rules, Article 5, repealed Apr. 17, 2023). Free help is still there. A HUD-approved housing counselor can review your options and talk to your lender at no cost. You can also find one with the CFPB’s counselor search. Illinois Legal Aid Online explains Illinois foreclosure, and its Get Legal Help page lists legal aid. Before you pay anyone to help you avoid foreclosure, talk to a HUD-approved counselor or a licensed attorney.
Sometimes, if a closing can happen first. A sale can pay off the loan at closing, and the title company confirms the payoff. Your attorney can talk to the lender’s attorney about the sale date. Talking with me doesn’t pause or stop the foreclosure case or the sale. Keep working with your counselor and your attorney.
If you decide to sell, the house can stay as it is.
We buy as-is: no showings, no repairs needed. Selling directly to us means you don’t list with an agent.
We can often cover closing costs. Every cost explained up front, before you sign anything.
This is general information, not legal advice. Talk to an Illinois attorney about your situation.

Not that day. In Illinois, a foreclosure sale isn’t final until a judge confirms it at a hearing. Talk to an attorney about your rights before that hearing.
Use the Kane County Circuit Clerk’s Online Court Records. Search by name, spelled exactly, or by case number.
Yes. Kane County’s court-run mediation program has ended, but HUD-approved housing counselors help at no cost. Illinois Legal Aid Online explains foreclosure and lists legal aid.
Sometimes, if a closing can happen first. The loan is usually paid from the sale at closing. Your attorney can talk to the lender’s attorney about timing.
