Who's writing this guide?

I’m Brad Esposito with Family Property Buyers in St. Charles. People who relocate often call me after they’ve already started the new job. Here’s what I’d want you to know about selling from a distance.

Can you sign closing papers after you’ve moved?

Usually there’s a way, but plan it early. Illinois lets notaries notarize remotely by video, but under 5 ILCS 312/6-102.5 the person signing must be physically located in Illinois during the call. If you’ve already left the state, ask your title company and your attorney how you’ll sign. Some sellers sign in front of a notary where they live and mail the papers back.

What happens to your homestead exemption?

In Kane County, the General Homestead Exemption is for a property that is the owner’s principal residence, and it lowers the taxable value by $8,000 for the current tax year. If the house stops being your principal residence, ask the Kane County Assessment Office, (630) 208-3818, what that means for your exemption. Keep paying tax bills to the Kane County Treasurer until closing. The title company works out the tax amounts at closing.

How do you keep an eye on a house you’ve left?

The Kane County Recorder offers free PROPERTY WATCH alerts. Once you sign up, you get an email whenever a document is recorded against the property, with a link to it (Kane County Connects). It’s a simple way to watch for fraud on a house you’re not living in. Also ask your insurance agent how a vacant house affects your policy.

What about your mail?

USPS says standard mail forwarding lasts 12 months, and you can pay to extend it. Changing your address online costs $1.25 for identity verification. Give your new address to the Treasurer, your utilities and your mortgage company too, so final bills and your tax bill reach you.

When does a direct sale fit a move?

A listing may get a higher price if you can keep the house ready for showings while you’re gone. A direct sale can fit when you’d rather not manage repairs, cleaning or showings from another state, or you want one closing date to plan around. I’ll tell you if listing looks like the better path.

What if selling is the cleaner path?

If you decide to sell to us, you don’t have to come back to fix or clean anything.

We buy as-is: no showings, no repairs needed. Selling directly to us means you don’t list with an agent.

We can often cover closing costs. Every cost explained up front, before you sign anything.

How do you check out any cash buyer before you sign?

  • Get the offer in writing. It should show the price and who pays which costs.
  • Read the whole contract. Ask about any line you don’t understand before you sign.
  • Have your own attorney. An Illinois real estate attorney can review the contract for you.
  • Check that the business is registered. You can look it up on the Illinois Secretary of State business search.
  • Don’t pay upfront fees. You shouldn’t have to pay anyone just to sell your house.
  • Ask about your right to cancel. Illinois law gives owners behind on a mortgage or taxes extra protections in some sales. An attorney can tell you what applies to you.

This is general information, not legal advice. Talk to an Illinois attorney about your situation.

What happens if you reach out to us?

  1. Tell me about the house. Use the form, call or text (331) 422-3828, or email [email protected].
  2. We look at the house together, in person or by phone.
  3. You get a written cash offer within 24 hours of our first visit or meeting. There’s no obligation. Show it to your attorney or family before you decide.
  4. If you say yes, we close on your timeline.

What do relocating owners ask me?

Can I sell my Kane County house after I’ve moved out of state?

Usually, yes. Ask your title company and your attorney early how you’ll sign. Illinois remote notarization by video requires the signer to be physically in Illinois, so some out-of-state sellers sign in front of a local notary and mail the papers back.

Do I lose my homestead exemption when I move?

The Kane County General Homestead Exemption is for a property that is the owner’s principal residence. Ask the Kane County Assessment Office, (630) 208-3818, what a move means for your exemption.

How can I watch for fraud on a house I’ve left?

Sign up for the Kane County Recorder’s free PROPERTY WATCH alerts. You get an email when a document is recorded against your property.

How long does USPS forward my mail?

Standard forwarding lasts 12 months, per USPS, and you can pay to extend it.

Do I have to come back for the closing?

Not always. Your title company and attorney can tell you what signing options fit your situation.
