Who's writing this guide?

I’m Brad Esposito with Family Property Buyers in St. Charles. If a sale date is set on your house, the first call is to an attorney or a housing counselor, not to me. Here’s what I’d want you to know.

How does a Kendall County sheriff’s sale work now?

The Sheriff’s Office moved sales online starting July 1, 2025, using the Roup online auction platform (Kendall County Sheriff: Sheriff Sales). You can see listed and upcoming sales on the Kendall County Sheriff’s auction page on Roup, searchable by address. Questions go to the Civil Process Division at 630-553-7500 x1153. The office is at 1102 Cornell Lane, Yorkville IL 60560.

What happens after the auction?

After the auction, the court still has to approve the sale before ownership changes. What rights you still have before that step depends on your case. Only an attorney can tell you that.

Can a sale date move?

Yes. Sales on the Sheriff’s Roup auction page are sometimes marked as rescheduled from an earlier date. Check your listing, and ask your attorney or the plaintiff’s attorney about the current date.

Who helps for free?

A HUD-approved housing counselor can review your options and talk to your lender at no cost. Illinois Legal Aid Online explains Illinois foreclosure and lists legal help. Call now. Time matters once a sale date is set.

Can you still sell before the sale?

Sometimes, if a closing can happen first. A sale can pay off the loan at closing, and the title company confirms the payoff. Your attorney can talk to the lender’s attorney about the sale date. Talking with me doesn’t pause or stop the foreclosure case or the sale. Keep working with your counselor and your attorney.

What if selling is the cleaner path?

If you decide to sell, the house can stay as it is.

We buy as-is: no showings, no repairs needed. Selling directly to us means you don’t list with an agent.

We can often cover closing costs. Every cost explained up front, before you sign anything.

How do you check out any cash buyer before you sign?

  • Get the offer in writing. It should show the price and who pays which costs.
  • Read the whole contract. Ask about any line you don’t understand before you sign.
  • Have your own attorney. An Illinois real estate attorney can review the contract for you.
  • Check that the business is registered. You can look it up on the Illinois Secretary of State business search.
  • Don’t pay upfront fees. You shouldn’t have to pay anyone just to sell your house.
  • Ask about your right to cancel. Illinois law gives owners behind on a mortgage or taxes extra protections in some sales. An attorney can tell you what applies to you.

This is general information, not legal advice. Talk to an Illinois attorney about your situation.

Who's writing this guide?

I'm Brad Esposito with Family Property Buyers in St. Charles. I buy Geneva houses directly from owners, in any condition.

The people who call me are often handling an estate, a house that needs more work than they want, or a move with a firm date. And if your house would likely do better listed with an agent, I'll tell you.

How do you close out Geneva city utilities?

Geneva is different from most towns. The city itself provides and bills electric, water and wastewater service inside city limits.

To close out, file the Residential Move-Out form with your closing date and account number. The form says the city needs two business days for a final read, and it can’t take one after the fact. See the city’s start or stop service page.

Is your Geneva address in Mill Creek?

Homes in the Mill Creek subdivision have a Geneva mailing address but sit outside the city boundary. The city says it doesn’t serve those addresses.

So the city move-out form doesn’t apply there. Your close-out runs through whoever provides your service.

Is your house in the Geneva Historic District?

Geneva’s Historic Preservation Commission reviews projects that need a building permit and change the outside of a house in the Historic District or a landmark.

The city’s review chart treats repainting surfaces that were already painted, in any color, as exempt. Selling as-is lets the next owner handle bigger exterior work.

Which county offices are in Geneva?

Geneva is the Kane County seat. The Kane County Courthouse is at 100 S. Third St., where Kane probate cases are heard.

The Geneva Township assessor is at 400 Wheeler Dr. The Kane County Supervisor of Assessments is at 719 S. Batavia Ave., Building C.

Who calls me about Geneva houses?

  • Executors who live elsewhere. I coordinate with the estate's attorney, who confirms who can sign.
  • Historic District owners. With an exterior list that keeps growing.
  • Landlords. Done managing a rental. Whether tenants can stay depends on the lease.
  • Behind on the mortgage. Call a HUD-approved housing counselor first. Sometimes keeping the house is realistic.

Which offices handle a Geneva house?

What do Geneva owners ask me?

My mailing address says Geneva, but I'm in Mill Creek. Does the city utility step apply?

No. The city says Mill Creek is outside Geneva's boundaries and it doesn't serve those addresses. Your utility close-out runs through whoever provides your service.

How much notice does Geneva need for the final meter reading?

Two business days, according to the city's move-out form. The city can't back-date a read, so file the form as soon as you have a closing date.

Do I need approval to repaint a house in the Historic District?

The city's review chart lists repainting previously painted surfaces as exempt, in any color. Other exterior work can need review, so check with the city first.

Do you only buy older homes near downtown?

No. I look at houses anywhere in Geneva, from the Historic District to the newer subdivisions.

Can I sell an inherited house in Geneva?

Yes, once someone has the legal authority to sign. If the house goes through probate, the court appoints a personal representative. Kane County probate is heard at the Kane County Courthouse, 100 S. Third St., Geneva. Your attorney confirms who can sign.

I'm behind on my mortgage in Geneva. Where do I start?

Start with a HUD-approved housing counselor. The Consumer Financial Protection Bureau's online tool finds HUD-approved agencies by ZIP code. Talk with a counselor before you sign anything with anyone, including me.
